New Houses can be plagued with hidden defects. Did you know, city building inspectors may not go into attics, or inspect the rooftops? You don’t want to find out about defective items when you are ready to sell your home. Then the costs of repairs may sit solely on you.
Your new home warranty is a valuable asset which is often neglected. It is practically impossible to have defects corrected by the builder once your home’s warranty has expired, even if the defects date back to the original construction. Our home warranty inspection is the same as our standard inspection except we place a greater emphasis on those items which were identified in an earlier inspection (such as a new construction inspection). This Arizona Home inspection can save you hundreds or thousands of dollars if a defect is found and corrected under warranty.
Typically builders provide a one year warranty on the house and it’s components, and are responsible for structural defects for two years. Most settling will occur within the first 7 years, but signs of stress and structural difficulties appear within the first year or two.
As a new homeowner, you must be aware of all warranty items, the duration of each, and whether the warranty is negated if ownership changes. We recommend a Warranty Inspection 11 months and 23 months after closing. This inspection will determine if the builder is responsible for fixing any defects. If such problems are detected, and your builder will not make the appropriate repairs, you will need to file a complaint against the builder and its subcontractors with the Registrar of Contractors’ Office (http://www.rc.state.az.us/). These repairs are guaranteed for another two years.
What is a Warranty Inspection?
A Warranty Inspection is an inspection performed by a qualified individual for the purpose of documenting items in a house found to be in poor condition, inoperative, or sub-standard in workmanship or installation, which may be covered by a Builders’ Warranty (2 years). See (ARS) 32-1155
Who needs a Warranty Inspection?
If you have purchased a new home within the last 2 years and are concerned about current or potential problems with your home, you need a warranty inspection. Your Builders’ Warranty covers a great many items and systems in your home which may have been installed improperly, or without proper preventative maintenance measures taken. Negligence such as this is the cause for most of the problems a home will develop in its life.
